The highly anticipated and long-awaited Amber Park by City Dev/Hong Realty opened its doors for viewing last weekend which witnessed a steady crowd. With good response received at its viewing, the developers are expected to launch Amber Park on May 4 with an indicative price start of $2,160 per square feet (psf).
DBS Research said that interest for the development was mainly from residents around the area looking to buy a second property, and that there was interest also from Chinese buyers looking for larger units. “The indicative prices start from S$2,160psf and the ASP could range between S$2,400psf to S$2,600psf,” added DBS Research.
The site where Amber Park sits was bought by CDL Development at a cost of $906.7 million, which translates to about $1514 psf ppr (per square foot per plot ratio). When construction costs, marketing expenses and profit margins are factored in, the estimated launch price may be a steal.
