Midwood condo see strong turnout at first preview weekend

Apartment sizes range from 484 sq ft for one-bedroom to 1,259 sq ft for a four-bedroom. All units come with spacious balconies that allows for natural sunlight and offer serene views of its lush surroundings. Early-bird prices start from S$750,000 for a one-bedder, S$1.015 million for a two-bedder, S$1.420 million for a three-bedder, and S$1.999 million for a four bedder.

The 564-unit Midwood by Hong Leong Holdings saw a strong turnout over its first preview weekend which started on October 19. More than 3,500 visitors were recorded at the show suites of the 99-year lease development with many pre-registering their interest in the 1- and 2-bedders ahead of its October 26 launch.

Midwood is the first condominium to be launched on a Government Land Sales (GLS) site by a two envelope system – the Concept and Price Revenue tender approach – where the winner is selected based on concept and innovation construction first, then price in the second envelope.

Last year, Hong Leong Holdings Limited (HLHL) and Hong Realty secured the 99-year lease Hillview Rise GLS site which measures 153,882 square feet, after a highly competitive contest that drew eight bidders. The bidders submitted a total of nine concept proposals.

According to a statement by Urban Redevelopment Authority (URA), HLHL’s Concept Proposal was
“robust in its proposed construction plan and construction management plan which aim to achieve
substantial reduction in manpower, leading to significantly improved productivity outcomes.

“Looking at the demographics of the crowd, there is a lot of interest from the neighbouring landed residential enclaves and even those that go farther out such as Bukit Batok, Bukit Panjang and Choa Chu Kang areas. We are also seeing a lot of young families with little kids, which is not surprising considering the convenience of a childcare centre which will be built on-site,” said Ms Betsy Chng, Head of Sales and Marketing at Hong Leong Holdings.

“Our pricing is quite attractive coupled with the good location. If the number of visitors is anything to go by, we believe that Midwood will be well-received by buyers come launch,” she added.

Midwood is conveniently accessible by road and public transport networks – a five minutes’ walk to Hillview MRT Station on the Downtown line, and minutes from the Bukit Timah Expressway and Pan Island Expressway by car. It also sits right in the close vicinity of nature enclaves such as Little Guilin, Bukit Timah Nature Reserve, Bukit Batok Nature Park and Dairy Farm Nature Park.

With full condo facilities, this latest offering by Hong Leong Holdings and Hong Realty comes in configurations that range from 484 sq ft for one-bedroom to 1,259 sq ft for a four-bedroom.

Having the uncommon advantage of sitting between two nature enclaves, Little Guilin and Bukit Timah Nature Reserve, Midwood is designed to mirror and harmonise with the diverse ecology in its natural surroundings. Bukit Batok Nature Park and Dairy Farm Nature Park are also just a short drive away.

Another unique feature of Midwood is that the development is designed with maximum privacy in mind. The development comprises two 29-storey residential blocks that are built 120-metres apart from each other, a feature seldom seen in many high-rise projects today.

Nestled between the two towers is a six-storey middle block that includes a carpark for 569 residential parking lots, a covered link bridge connecting to the residential towers, and a clubhouse that offers a range of spa and gym facilities. A 50-metre rooftop infinity pool that overlooks lush natural greens is guaranteed to give a splashing good time with family, friends and visitors.

A childcare centre built exclusively within the development itself is another extension of how Midwood is designed as a perfect haven for working couples while keeping in mind the care and safety of the young ones.

Schools located within Midwood’s 1-km radius include CHIJ (Our Lady Queen of Peace), Assumption English School, St. Francis Methodist School and German European School Singapore.

“Our winning Concept Proposal means that buyers are purchasing a quality home and will be able to move in earlier,” said Ms Chng.

“Midwood has the flavour of a very exclusive and private neighbourhood. We are also close to retail amenities such as HillV2 mall for specialty restaurants and cafes, The Rail Mall for an expanded range of conveniences, and Hillview Community Centre for recreational activities.”

“Given these outstanding attributes and attractive pricing, we are confident that Midwood will appeal to all homebuyers and investors looking for opportunities with rental potential. It is value for money and will make a good home,” she added.

Expected TOP for Midwood is September 2022. Kimly Construction is the project’s main contractor. Midwood’s sales gallery is located opposite 31 Elizabeth Drive.

Mr Paul Ho, chief mortgage officer at iCompareLoan, commenting on the strong turnout over Midwood’s first preview weekend said, “Midwood seems to be well received by those that live around the neighbourhood. The two big factors behind the large turnout could be location and pricing.”
