Freehold Semi-Detached House for sale by tender at $7.84 million
Knight Frank announced on November 23 that it has been appointed by an estate to offer 61 Jalan Kelawar, a freehold 2-storey semi-detached house near Orchard Road, for sale by tender. Knight Frank is the sole marketing agent of the property.
The Freehold Semi-Detached House has a site area of 288.0 sqm (approx. 3,100 sq ft), is regular in shape and enjoys a 9-metre frontage onto Jalan Kelawar. Under the Master Plan 2019, the site is zoned “Residential, 2-storey semi-detached”.
The Freehold Semi-Detached House site is located within an exclusive residential enclave in close proximity to the Orchard Road shopping belt and the future Orchard Boulevard MRT station on the Thomson-East Coast Line, situated 300 metres away. The immediate vicinity is predominantly residential in nature, comprising landed housing as well as high-end condominium and apartment developments.
Knight Frank is expecting offers for the Freehold Semi-Detached House in the region of S$7.84 million, which translates to a land rate of approximately S$2,500 psf.

Mr Ian Loh, Head of Capital Markets for Land & Building, Collective & Strata Sales, Knight Frank Singapore, shares, “We continue to see very strong interest for high-end homes and landed houses, especially those in popular locations. The tender for the Freehold Semi-Detached House 61 Jalan Kelawar will close on 22 December 2020, Tuesday at 3.00 pm.
Mr Paul Ho, chief mortgage consultant at iCompareLoan noted that the Orchard Road home prices reflect the increasing demand in the area and reducing supply.
“Statistics suggest that Core Central Region (CCR) comprising of Districts 1, 2, 10 and 11 besides District 9, has risen less compared to Rest of Central Region (RCR) for many years now – and the price differential is narrowing,” he said.
Mr Ho added, “the freehold semi-detached house is a good buy because of its proximity to Orchard Road. The Orchard Road revamp announced by the Singapore Tourism Board (STB), Urban Redevelopment Authority (URA) and National Parks Board (NParks) in late January 2019 is set to affect the properties in the surrounding areas, and this will make the property more attractive.”
Singapore Government announcement said that the Orchard Road revamp will make the shoppers’ district a a must-visit lifestyle destination.
In announcing the Orchard Road revamp efforts, Minister for Trade and Industry and Co-Chair of Ministerial Steering Committee for Orchard Road said: “Against the backdrop of increasing competition from other cities and the evolving retail landscape, Orchard Road has remained at the forefront of consumer trends to stay relevant to local and international visitors.”
He added: “This was made possible with the public and private sectors working together to bring in innovative concepts and exclusive retail offerings. We will continue our partnership with the private sector to develop Orchard Road as a vibrant lifestyle destination that offers an exceptional experience beyond retail.”
As a lifestyle destination, Orchard Road will offer differentiated experiences to bring out the unique identity of each sub-precinct. Innovative retail concepts, attractions, entertainment and events will be introduced at each sub-precinct to cater to the varied interests of visitors. Side streets such as Killiney Road and Orchard Turn will also be enhanced to allow visitors to discover the lesser known parts of the precinct and better connect Orchard Road to the surrounding neighbourhoods.
With the Orchard Road revamp comes more future mixed-use developments which will be built at the upcoming Thomson-East Coast Line Orchard Interchange MRT station.
The Government said that these will be well connected to Orchard Road through side streets to bring more people and add buzz and vibrancy to the precinct.
Orchard Road is a major 2.5 km (1.6 mi)–long road in the Central Area of Singapore. A famous tourist attraction, it is an upscale shopping area of Singapore, with numerous internationally renowned department stores, restaurants and coffeehouses located in its vicinity.
The Orchard Planning Area is a planning area as specified by the Urban Redevelopment Authority. It is part of the Central Area located within the Central Region. Orchard is bordered by Newton in the east and north, Tanglin in the west, River Valley in the south and Museum to the southeast.
At Orchard Road’s eastern end is official residence and office of the President of Singapore, the Istana, marked with Nibong palms and a plaque that reads, “As the nibong is a mangrove palm, this site must have once been a mangrove swamp.”
Singapore’s first Prime Minister Lee Kuan Yew’s house is located at 38 Oxley Road, which is just south of Orchard Road.
On the western side of Orchard Road is the Singapore Botanic Gardens, the only tropical garden in the world that’s a UNESCO World Heritage Site.
About halfway down Orchard Road are Cairnhill and Emerald Hill which are mainly private residential areas. Next to Emerald Hill is Centrepoint, which houses the supermarket Cold Storage, the oldest surviving business establishment in the area. Amber Mansions, one of the earliest apartment blocks in Singapore which was built around the turn of the 20th century, was torn down in the 1980s to make way for the Dhoby Ghaut MRT station.
Specialists’ Shopping Centre was one of the earliest redevelopment projects on Orchard Road. It occupied the site of the former Pavilion Cinema, which was demolished in 1979. Specialists’ Shopping Centre was itself demolished in 2007 to make way for new development, called Orchard Gateway.
Elsewhere just off Orchard Road is Scotts Road. Scotts Shopping Centre housed Singapore’s first food court, which sat below the Ascott Singapore. It was torn down in June 2007 to make way for Scotts Square.
